Maybe you're selling a home for the first time in San Carlos Mexico. Or maybe you're selling your old
home to move up to something new. Whatever the reason, the buying and selling of a home are big
events. It's an intricate process involving many specialists. One of these specialists is a REALTOR,
whose job it is to make the transfer of property as easy as possible.
But not all licensed or registered brokers or salespeople are REALTOR. The term REALTOR is a
trademark identifying real estate licensees in Mexico who are members of AMPI/MLS of San Carlos/
Guaymas Association. All MLS/AMPI Members have Graduated and have a diploma with ISAP and are
Licensed Real Estate Agents for the State of Sonora, Mexico. AMPI (La Association Mexican de
Professionals Inmobiliarios) is now affiliated with NAR (National Association of Realtors), which means
that ALL Licensed MLS/AMPI Members of San Carlos are REALTORS.
REALTORS adhere to a strict Code of Ethics and Standards of Business Practice. The code of ethics
is a firm set of rules, describing what kind of performance you have a right to expect from a REALTOR.
It's your guarantee of professional conduct and the best in service.
That's why many buyers and sellers turn to a REALTOR. As a member of their local real estate board,
REALTORS have their finger on the pulse of the housing market and are in daily contact with buyers
potentially interested in your home.

The Exclusive Listing Contract
The first formal step in marketing your property is to enter into a written exclusive listing agreement: a
legal contract that commits LONG REALTY Seaside to actively market your property for a specific period
of time. It also commits you to a pre-established marketing fee upon the successful sale of your
property.
By listing your property with LONG REALTY Seaside on the MLS system you will be ensuring that your
property gains maximum exposure.
All listings on the MLS are given Internet exposure, through the www.sancarloslistings.com. This site,
which is updated each business day with new listings and changes to existing ones, enables the public
to search through all MLS listings in the San Carlos/ Guaymas area. This makes contacting the listing
Salesperson easy and convenient-from anywhere in the world.
All properties listed on MLS are also given extra Internet exposure on the Longrealty.com website
Photographs will be taken of your home and will be produced into a Video program to market on Seaside
Realty’s and Pam Brame’s website with an information description of your home, with a flyer for the
clients to print as well as a Google map for the exact location of your property here in San Carlos
Sonora, Mexico. If I feel that some staging is necessary to show and market the home to it's best
potential we will sit down and discuss what we can do to sell your home faster and for the most money.
I also place all my listings on my YouTube channel at www.youtube/user/seasidemexico.com & Long
Realty Seaside’s You tube Channel www.youtube/user/seasidemedia.com. This also gives you world
wide exposure to your video of your home. Your home will also be placed in our Real Estate Guide
Magazine as well as any other advertising that we promote our listings. Once a month our MLS/AMPI
association has a Real Estate tour on all new listings. Your home will be on the MLS tour so that all MLS
agents can preview your home for their buyers.
The Agency Relationship
Limited Dual Agency
Realtors work within a legal relationship called agency. The agency relationship exists between you,
the principal, and your agent, the company under which the individual salesperson, who is representing
you, is licensed. The essence of the agency relationship is that the agent has authority to represent the
principal in dealings with others. Agents and their salespeople are legally obligated to protect and
promote the interests of their principals as they would their own.
Dual Agency occurs when a real estate agent is representing both buyer and seller in the same
transaction. Since the agent has promised a duty of confidentiality, loyalty and full disclosure to both
parties simultaneously, it is necessary to limit these duties in this situation, if both parties consent.
If you find yourself involved in a dual agency relationship, before making or receiving an offer both
you and the other party will be asked to consent in writing to this new limited agency relationship.
Specifically, the agent has the following duties:
1. Undivided loyalty the agent must protect the principal’s negotiating position at all times, and
disclose all known facts which may affect or influence the principal’s decision.
2. To obey all lawful instructions of the principal.
3. An obligation to keep the confidences of the principal.
4. The exercise of reasonable care and skill in performing all assigned duties.
5. The duty to account for all money and property placed in an agent’s hands while acting for the
principal.
You can expect competent service from your agent, knowing that the company is bound by ethics and
the law to be honest and thorough in representing a property listed for sale. Both buyer and seller can
be represented by their own agents in a single transaction.
This relationship involves the following limitations: The Agent will deal with the Buyer and the Seller
impartially.
1. The Agent will have a duty of disclosure to both the Buyer and the Seller except that;
The Agent will not disclose that the Buyer is willing to pay a price or agree to terms other that those
contained in the Offer, or that the Seller is willing to accept a price or terms other than those contained
in the Listing;
The Agent will not disclose the motivation of the Buyer to buy or the Seller to sell unless authorized
by the Buyer or the Seller;
The Agent will not disclose personal information about either the Buyer or the Seller unless
authorized in writing;
2. The Agent will disclose to the Buyer defects about the physical condition of the property known to
the Agent.
The properties noted in this section are recently sold and are presented here to show what people
have been willing to pay in today’s market for real estate similar to the property being evaluated.
Of course, every property is unique and there will be differences between each of them. Also, the
relative desires of the Sellers and Buyers may have been different as well as the circumstances of sale.
